open world housing is pretty interesting idea but very complex. I love it and I really would like you to try it. My suggestions would be: first of all avoid the chaos of letting new players to build the house and occupy the open world spacing. (usually other games use classical ''paying taxes'' weekly or monthly system, to avoid the people building and abandoning the game) But thats a bit annoying system. So my suggestion is to make the housing very important feature of the game, as a endgame goal, open world housing with big utility and safe place for the player. You can warn the players that they can ''lose'' their houses if they abandon it for a month (I would put a year) letting other players buy your house as it is. Just making housing system difficult to get, only for endgame players (those are the one that will love and continues playing the game if they really like the game, they will reach endgame). That way you avoid new players for just building and leaving, and you avoid too the annoying system of paying taxes.
